Saddington Taylor is preparing a reserved matters planning application on behalf of Yorvik Homes for the construction of 58 dwellings on land to the west of Scorton.

Outline planning permission for the proposed development was granted in April 2019. Reserved matters are those aspects of a planning application which an applicant can choose to seek approval for at a later date. In this instance, the reserved matters are the scale, layout, external appearance, and landscaping of the proposed development.

The principle of a residential development at this site and the means of access have been established by the outline planning permission.

 

 

 

The Proposals

 

Yorvik homes is aiming to deliver a development which makes a positive contribution to the character of Scorton, and has employed JRP Associates to help develop an architectural vision for the site. Preliminary visualisations provided by JRP show dwellings which respond positively to the local character, with uncomplicated facades and vertically proportioned windows giving the dwellings a traditional, rural appearance. Variations in height and building materials would provide architectural interest and would lend the development an air of organic growth, as is the case with traditional development around the village green. The homes would provide a modern standard of living, whilst respecting the traditional architecture of Scorton.

Other key aspects of the proposals include:

  • 58 dwellings in total
  • 15 bungalows and 43 two-storey dwellings.
  • Mixture of 1, 2, 3, 4, and 5-bedroom properties.
  • A range of detached, semi-detached, and terraced properties.
  • 4 self-build plots.
  • 21 affordable homes (denoted by red asterisks on the draft layout plan).
  • New roundabout at the junction of the B6271 and B1263 to facilitate access.
  • Footpath connection to the centre of Scorton along the B1263
  • Public Rights of Way accommodated within the development and connected to the new footpath network.
  • Extensive tree planting and landscaping to ensure an attractive development.
  • Car parking to be provided in accordance with North Yorkshire County Council.

The project is currently undergoing detailed design ahead of a reserved matters planning application being submitted, and Yorvik Homes would like to hear the views of local people. Interested parties are invited to review the information provided and submit comments no later than Friday 4th March 2022.

When composing your comments, please be mindful that the site already benefits from outline planning permission for 58 dwellings. The principle of a residential development in this location is therefore established, and comments should focus on matters relating to the scale, layout, external appearance and landscaping of the proposed development.

Comments received before the deadline will be discussed with the design team in order to consider whether any design changes are required in response to the public consultation exercise. A Consultation Statement will then be prepared and submitted alongside the planning application in order to summarise the comments received, highlight any design changes made in response to the consultation, and to provide greater clarity regarding any queries or concerns raised by respondents. Following the receipt of a planning application, Richmondshire District Council will undertake its own consultation exercise.
