Background
Broadacres Housing Association is preparing a full planning application for the construction of 12 affordable apartments for people aged over 55 on land adjacent to The Mount, Yafforth Road, Northallerton. Broadacres is a not-for-profit housing association based in Northallerton which aims “to be the best rural housing association in the country”. It manages a significant stock of affordable housing within Hambleton and beyond.
Broadacres sought pre-application advice from Hambleton District Council in 2019, and is preparing a planning application based upon this advice received. The prosposals show a two-storey, brick building with a dual-pitched roof, set amongst existing trees and new landscaping. Both the architectural design of the building and the choice of building materials are intended to preserve and enhance the setting of The Mount, otherwise known as Mount Vale Care Home. The proposed site layout also shows the building to be orientated in a way which would help to preserve views of The Mount from Yafforth Road. The design and proposed layout have also been informed by an arboricultural assessment, which will be available for public viewing when submitted alongside the application.
Residents of the proposed development would have convenient pedestrian access to central Northallerton and its facilities, whilst off-street parking and a bike store would also be provided as part of the development. Access to the apartments would be via the existing driveway serving Mount Vale Care Home, which operates a one-way system to help manage vehicle movements to and from Yafforth Road. A development of the size and type proposed would not cause a significant increase in traffic movements.

Before we submit a planning application to the Council, we would welcome your comments on the development. We would welcome comments on all aspects of the proposed development, such as the principle of a residential development in this location, the proposed layout, external appearance, scale, access, landscaping etc.
When should I provide my comments?
We would like to receive your comments as soon as possible, but no later than 5th February 2021.
What Happens Next?
All comments we receive will be carefully considered and a Consultation Statement will be prepared to accompany the planning application. The statement will summarise the comments received and outline any changes made in response to the consultation.
