Background
We are keen to hear your views on Karbon Homes’ draft proposals for the construction of 82 dwellings on land at Albany Park, Spout Lane, Washington before finalising a planning application to Sunderland City Council.
Karbon Homes’ overarching vision is to deliver a distinctive, good quality residential development which adds to the choice and range of housing within Washington. The proposed development, illustrated by the site plan (provided below), shows the provision of 82 homes across the site which would be preceded by demolition of the existing clubhouse and stands.
The proposed accommodation includes a range of dwellings including 2, 3 and 4 bedroom properties which will be available on an ‘affordable rent’ or ‘rent to buy’ basis. Most of the dwellings would be built as semi-detached properties and short terraces with a small number of detached properties. The development proposals have been designed to reflect the character and scale of dwellings in the local area, with vehicular access from Spout Lane to the east of the site.
A consultation event is to be held on the 28th May 2019 at The Millennium Centre, Concorde, Washington (from 4pm – 7pm). Details of the proposals will be displayed at the event and you will have the opportunity to attend and ask the project team any questions. Representations made in response to the proposals can be recorded at the event itself or in writing (by letter or email) following the event. Affordable Housing
As well as building housing for general market needs, Karbon Homes also offers a unique ‘rent to buy’ product, which helps people to buy homes they ordinarily couldn’t afford. Karbon Homes offers the option for customers to rent a home and after 4 years occupancy to use 50% of any increased house price value as a mortgage deposit. Alternatively, customers can pay a reduced rent (80% of market value) for 4 years and use the benefit of a 20% discount to save for a mortgage deposit.

When should I provide my comments?
We would like to receive your comments as soon as possible but before Tuesday 4th June 2019. This will allow sufficient time for us to consider your comments before finalising the planning application.
What Happens Next?
All representations received will be carefully considered. A ‘Statement of Community Involvement’ will be submitted with the planning application which provides details of all comments received and explain any design changes made in response to public consultation. Following the receipt of a planning application, Sunderland City Council will carry out its own consultation exercise.
